AWI Management Corporation manages over 200 regulated affordable housing communities with close to 10,000 units which generate over $60 Million in annual revenue.
We are seeking well qualified candidates to join our team in the accounting/finance department located in Auburn, CA due to our continual growth.
A strong accounting background is required with a high level of Microsoft Excel spreadsheet knowledge, proficiency in Word and outlook.
AWI uses Sage Timberline for GL and AP activity.
Nearly every apartment community is a separate legal entity, but every community has its own financial, budget and audit requirements.
If you enjoy keeping busy, this is a fast paced, high volume position.
The position is full time at our office in Auburn, not remote.
Activities of the accounting team include:
Monthly review of the financial statements for each community.
We have separate AP and AR departments.
AP codes and posts expenses and AR posts rental and other income all of which must be reviewed for accuracy
Financial reporting packages sent to most owners monthly
Quarterly reporting to syndicators, partners, lenders etc
Annual budgets prepared for every community – most uploaded to regulatory agencies within specific timeframes for approval of rent increases and expenses
Audits completed annually for regulatory agencies must be reviewed for accuracy
Special processes must be adhered to for payment of capital improvements, including pre-approval by some agencies, lenders and others prior to work being completed
Other special reporting to agencies required annually
All the items must be done within very strict timeframes
Basic Prerequisites:
Degree in accounting with a minimum of 3 years broad spectrum accounting experience or a minimum of five years at a full charge bookkeeper level or greater
Experience handling diverse financial needs for multiple entities, preferably in property management
Understand and implement recurring entries, accruals and corrections as needed
Balance sheet reconciliation, especially those with accruals
Able to professionally interface with Federal and State Agencies and auditors for budget and capital improvements approval and provide responses to audit questions by agencies
Recognize issues and elevate them to the appropriate level
Ability to organize and prioritize work to meet deadlines
Problem solver able to think ‘outside’ the box to achieve goals while maintaining fiscal integrity
